Terms of Application Agreement

The following Application Agreement will be signed by all applicants prior to signing a lease contract. While some of the information below may not yet be applicable to your situation, there are some provisions that may become applicable prior to signing a lease contract. In order to continue with this online application, you’ll need to review the Application Agreement carefully and acknowledge that you accept its terms.

RENTAL APPLICATION PROCESS
1. Please complete one application for EACH adult (18yrs+) including co-signers.
2. Complete each application fully and legibly. Outside credit reports are NOT accepted.
3. Submit your application(s) and application fee of $40 per adult (18 years and older). Application fees may be paid by ACH transfer, credit card, cash or money order. Application fees are NOT REFUNDABLE once the application has been processed.

Documentation:
• Two (2) months of current pay stub(s)/proof of income for each adult applicant(s).
• Self Employed applicants are required to provide three (3) months bank statements and your most recent tax return.
• A copy of photo ID for each adult applicant. Application Criteria: We will access and verify your credit and rental history, perform a criminal background check and eviction history through one or more national credit reporting agencies.

Your application may be denied for any of the following reasons:
• Legal and verifiable household income less than 2.5 times the monthly rent. 3 times rent preferred, 2.5 – 3 times subject to higher deposit for approval
• Credit score under 550 individually
• The credit report contains open bankruptcies or open recent collections (non-medical) accounts (Discharged bankruptcies are acceptable.)
• Prior eviction(s)
• Unfavorable rental reference(s) or any current disputes with landlords
• Utility Collections (Gas, Electric, Water)
• Unverifiable information on your application
• Incomplete or unsigned rental application
• False information is given on the application
• Payment of application processing fee dishonored by applicant’s bank or issuing institution
• Felony criminal conviction(s) that are drug or violence related
• Expressing threatening or abusive behavior or language during the application or rental process.

Application Process: We evaluate every application in the following manner:
• ONLY COMPLETE Applications are processed in the order that they are received
• If a specific property is applied for, the application will not be processed after a deposit is received from another qualified applicant. Applications without a specified property will be run and the application status, if successful, will include the maximum rent for which applicants qualify.
• Once applications are FULLY processed, successful applicants are notified that they are eligible to rent. A deposit will hold the property for up to 30 days subject to our Holding Deposit Agreement and is required to be received within 48 hours of application approval. If not received, next applicant approved will be notified they are eligible to rent.

All initial funds must be in the form of a money order, cashier’s check or credit card (convenience fee applies). Neither Cash nor Personal Checks are accepted for deposit on first-month rent.

APPLICATION FEES
Our company is committed to serving our owners, tenants, and prospective tenants fairly and in accordance with California Laws and Regulations. In accordance with CA Civil code 1950.6, and based on the consumer price index at end of December 2012, the maximum application fee allowable is $44.51.

According to section (b): The amount of the application screening fee shall not be greater than the actual out-of-pocket costs of gathering information concerning the applicant, including, but not limited to, the cost of using a tenant screening service or a consumer credit reporting service, and the reasonable value of time spent by the landlord or his or her agent in obtaining information on the applicant.

How we use your application fee:
Consumer credit report including criminal history and eviction history: $17
Administration processing (time 1 hour): $13
Review by Senior Staff (15 minutes): $8
Office supplies required in processing, paper, toner, etc. $2
Total cost to our company: $40

Applicant understands and agrees, if approved, in addition, to rent the following fees will be assessed:

One-time Documentation Fee: $99 – This fee is for the preparation of the lease, corresponding documents, and for conducting both the move-in inspection and the move-out inspection and providing digital copies with pictures.

Resident Care Plan Fee: $37 per month – This fee is for the enrollment and continued access to the Rental Rewards program, online portal access, 24/7 maintenance hotline, and Property Meld. Additionally, it includes a rental insurance policy that covers $25,000 of personal belongings, a liability policy that covers up to $100,000, and a loss of use policy that covers up to 24 months, all underwritten by State Farm.

Washington State applicants only: You also have the right to request from the relevant consumer reporting agency a written summary of your rights and remedies under the Washington Fair Credit Reporting Act.

New York/Maine applicants only: You have the right to inspect and receive a copy of any investigative consumer report requested by the Landlord by contacting the relevant consumer reporting agency identified directly. You may also contact the Company to request the name, address and telephone number of the nearest unit of the consumer reporting agency designated to handle inquiries, which the Company shall provide within 5 days.

California applicants or residents only:By signing this application, you also acknowledge receipt of the NOTICE REGARDING BACKGROUND INVESTIGATION PURSUANT TO CALIFORNIA LAW.
